Gas safety stats compel private landlords to switch to electric
Despite heavy regulation, a new study has found that over a fifth of properties on the private rental market have a gas appliance that is unsafe – a statistic that further pushes landlords to switch to electric.
The study, conducted by the Gas Safe Register over five years, reveals that 21% of privately rented residential properties have an unsafe gas appliance, placing tenants at huge risk. Modern gas appliances should, with regular maintenance and inspection, be perfectly safe, but a huge 59% of those unsafe appliances were identified as being gas heaters. A major reason for this could simply be that private landlords are neglecting to ensure all gas appliances in their homes are checked annually – although it’s hard to distinguish whether this is a case of forgetfulness or a deliberate decision to ignore the requirements in many instances.
For the UK’s two million private landlords letting over five million homes, these statistics must surely be another reason to turn to electric heating. Other compelling reasons include the huge initial costs for a new gas heating system, the requirements for annual servicing and certification, and ensuring system longevity and reliability. The burden is on the landlord to make sure they fulfil their legal responsibilities, shouldering the financial costs.
Electric heating comes with a host of benefits. Tenants can take control of temperatures room by room and experience quick warming up and cooling down times. For the landlord, there’s the obvious peace of mind of not having to ensure annual checks take place, without passing on a higher cost of heating to their tenants – still a common myth of electric heating. In fact, intelligently designed modern electric heating often comes with smart features that help to bring the costs of a warm home down. Offering greater tenant satisfaction, lower installation and running costs, and efficient features, electric is fast becoming the sensible choice for private landlords.
We have always believed electric radiators are an excellent method for heating any space, provided that quality parts are used to build them and that they ultimately offer controllability, low running costs and an all-round comfortable heating experience.
