Despite heavy regulation, a new study has found that over a fifth of properties on the private rental market have a gas appliance that is unsafe – a statistic that further pushes landlords to switch to electric.
The study, conducted by the Gas Safe Register over five years, reveals that 21% of privately rented residential properties have an unsafe gas appliance, placing tenants at huge risk. Modern gas appliances should, with regular maintenance and inspection, be perfectly safe, but a huge 59% of those unsafe appliances were identified as being gas heaters. A major reason for this could simply be that private landlords are neglecting to ensure all gas appliances in their homes are checked annually – although it’s hard to distinguish whether this is a case of forgetfulness or a deliberate decision to ignore the requirements in many instances.
For the UK’s two million private landlords letting over five million homes, these statistics must surely be another reason to turn to electric heating. Other compelling reasons include the huge initial costs for a new gas heating system, the requirements for annual servicing and certification, and ensuring system longevity and reliability. The burden is on the landlord to make sure they fulfil their legal responsibilities, shouldering the financial costs.
